What are rent arrears?

Rent that was due but hasn't been paid. In Ontario, rent is generally in arrears from the day after it is due.

How are payments applied here?

Payments are applied to the oldest unpaid month first, which is the common way to show a running balance.

Should a rent deposit be counted?

No. Last month's rent deposit is held for the last rental period and isn't normally applied to current arrears. Don't enter it as a payment.

Does this tell me if I can serve an N4?

No. The calculator only does arithmetic. The N4 notice has its own content and timing requirements. See the official LTB form and instructions.
