Common questions
How much can a landlord increase rent in Ontario?
For most rent-controlled units, the increase can't exceed the annual rent increase guideline set by the Province: 2.5% for 2025, 2.1% for 2026 and 1.9% for 2027. Above-guideline increases require a separate process through the Landlord and Tenant Board.
How often can rent be increased in Ontario?
Generally once every 12 months, counted from when the tenancy began or from the last lawful rent increase, with at least 90 days' written notice.
Which form is used for an Ontario rent increase?
Form N1 is generally used for guideline-controlled increases. Form N2 is generally used where the unit is exempt from the rules limiting the amount of the increase. Always use the current version from the Landlord and Tenant Board.
Are units first occupied after November 15, 2018 exempt?
Some units first occupied for residential purposes after November 15, 2018 may be exempt from the guideline limit. Other rent increase rules, such as the 12-month rule and 90 days' notice, still apply. Whether a unit qualifies depends on its facts.
