Common questions
What is rental cash flow?
The money left each month after all expenses and the mortgage payment are paid from the rent. Positive cash flow means the property pays for itself; negative means you're topping it up.
Why include maintenance and vacancy allowances?
Repairs and empty months are real costs even when they don't happen every month. Setting aside a percentage of rent gives a more realistic picture.
What's the difference between cash flow and NOI?
Net operating income (NOI) is income after operating costs but before the mortgage. Cash flow subtracts the mortgage payment too.
Should I enter property tax monthly?
Yes. Divide the annual property tax bill by 12, and do the same for annual insurance.
Is this tax advice?
No. Cash flow isn't the same as taxable rental income. Speak with an accountant about your return.
